watch for wrong color and pattern of Brick, Shingles, Siding, Carpet, Tile, Paint.

If you are substantially improving the property such as additions structural work you might get kicked over in this area, if just paint carpet and finishes you should be fine. 

Maintenance and RepairThe management company shall maintain the buildings, appurtenances and grounds of the Development in accordance with standards acceptable to you the owner, including within such maintenance, without limitation thereof, interior and exterior cleaning, painting and decorating, plumbing, carpentry, and such other normal maintenance and repair work as may be desirable.For any one item of repair or replacement, in excess of $1,000 you can include a provision to have the management company bid out the work, or the parts.

A neighbor suggested TSP, which sounds reasonable.Eventually I might coat the floor with an epoxy paint, but that probably has to wait for warmer weather, and I need to make progress on the stains if I expect the paint to stick.

Can't wait to change the fixtures, touch up paint, and maybe throw an update or 2 in before I get her rented for April.

Off the top of my head carpet, paint, and water heater would be items suspect to updating based on not seeing the place.  

My wife and I painted the whole condo, redid and painted kitchen cabinets, and had the carpets cleaned. 

Hello all,So we bought our first four plex a little over a month ago. 2 units were already rented, and we have cleaned and painted the other two.

I saw a video on here where the dad was reading a book about his rehab to his children.I think it would be fun to have some books that talk about rehab and other real estate concepts,  with more advice and instruction to young adults.My granddaughter loves Bob the Builder and has "helped" me on a few house projects. mostly spackling and painting, (she is 4 lol)I think a pop up book with before and after pics of houses, a tape measure that can be pulled out to measure stuff, a piece of pretend sand paper to "sand" a rough spackling job ect.
