Well it is finally here.  The day I have been waiting all month to do, lol my 1st closed deal w/ the bank.  Signed sealed and dunzo.  About a month ago I shared the success of my 1st offer being accepted (yea that is how new this is to me, an accepted offer made me spike the football lol) ..  

It being my 1st property purchase ever though (2 unit duplex upper lower, great shape, solid deal) I was uneasy of the financing going through. I have no intention of living in it and the bank had some very high expectations to make this go through by myself as a first time investor. Even more interesting is that I had a slight drop in hours 3 weeks before closing and I thought the VVOE would expose that making them reevaluate my debit to income...  Long story short I got the keys and we're safe.  I was nervous, excited, and so curious about how this will all play out when I look back at this 5 years from now lol....

I inherited a great tenant with an awesome tenant file but is recently divorced and the previous landlord felt bad and lowered rent because in WI everything is 50/50 and he took a big hit.  I am told that he is expecting a rent hike but I will give him another month or 2 before I ask if he is interested in a year long lease at a more fair market rent rate.  This is a business after all and it being WI with warmer months coming up, I do not imagine having any issue renting my 2 units out.  

Thanks for reading but mostly THANK YOU SO MUCH for all the help these past few months answering newbie questions of mine that I am sure the community answers a millions times over but it truly has brought me to where I am today.  I share BP with everyone I talk with in person and online and it wouldn't be possible without @Joshua Dorkin and @Brandon Turner's educational outlets here on BP and all you investors participating on here! You truly make an impact everyday.
