Additionally, I'm not sure how to help you find a loan, but there's a really good website that has a ton of resources that was started by the federal government called the Small Business Administration.

Its painful but it's a great way to get started.Unfortunately you need to be willing to do what others won't but if you do the sky is the limit :)

Obviously there is a benefit to owning a home and having the great cash flow by renting rooms BUT renting to friends/family can be a pain.

But I had to go to 2 tribunals for landlord tenant act and boy was that ever a pain in the ***.

I was overseas so it was an even bigger pain to try to sort this out.

I may be paranoid after having gone through so much administrative hoops for the ADU, but didn't know what anyone either of your thoughts were on this?

This is your weakest link in the case.Next best claim is Brother appointed as administrator for deceased. 

@Mary Cronin I looked up the case online and it looks like the brother is Administrator as well as pro per (not sure what that means).

I prefer the 1 year model for a few reasons:  If a tenant is a pain, i want to reserve the right to non renew. 

Then let your tenants pay the loans down for you over the long haul while you enjoy the tax benefits now (if there are any left under the new administration).
