I don;t know about rentals though, I would worry that dragging furniture etc across it would damage it. 

Do the units have private outdoor space?

While I don't think they would be making direct contact with food, but you never know.(3) If epoxy paint does work...I assume you remove the wire basket and take it outdoors, then clean off the rust real good with say steel wool. 

I guess if they get someone to bite they have a hotel room with very low capital investment, just furniture and security.

Plus the outdoor recreational activities are phenomenal.  

We want to learn from property managers and expand use cases look at stats like how many people are using on site pool, report any safety hazards at the pool, people using various amenities like outdoor grills, dog park, walking trails etc.

White goes with every color furniture your tenant might have so I would stick with it.
