At first I thought about list of tax default notice, but turned out that my market area (Denver CO) does not have tax default list in rebogateway, so I turned to notice of default.Does anyone know if the process of wholesaling notice of default would be the same as any other type of lead?

@Richard Beatty  interesting,  When i went to the Mass Housing website i noticed "MassHousing Mortgage with No MI"  So, with what you're saying, typically i could get an interest rate of 3.5% but with Masshousing no MI, i'd more than likely have an interest rate of probably 5%?

Tax deeds convey title to the purchaser free of all prior encumbrances (mortgage liens, judgment creditors, etc.) of any kind EXCEPT liens specified by Revenue and Taxation Code Section 3712, Lis Pendens actions and any Federal Internal Revenue Service (IRS) liens that are not discharged by the sale, even though the Tax Collector has provided proper notice to the Internal Revenue Service before that date.

I get a full price sale and I get the credit repair income, while making the spread between the price of a crappy house and a fully renovated house,  Notice that I did none of the work and i had no money in the deal.
