The replacement property came from a related party to the taxpayer and was parked using an exchange accommodation titleholder (EAT).Although there are several rules limiting the use of 1031 exchanges between related parties, the IRS said those rules didn’t apply here because (1) the taxpayer was exchanging property with the QI, which was not related to the taxpayer, (2) although the replacement property came from a related party, neither the taxpayer nor the related entity selling the relinquished property would be cashing out within two years, and (3) the taxpayer never owned the replacement property prior to the exchange.

The options are numerous and wonderful.Here are some basics (a rough job here, so forgive):Columns run North and South in excel.Rows run East and West.Cell - an individual box where you can enter data.To compute items, you need to align a column that is an item (such as a window) with a row that is a Cost or Number/Quantity (such as number of windows or cost of windows).Example:To compute 15 windows @ $10 each, you use a formula in the cell you want this information to appear.

sling, i just had a face to face meeting w/ a local bank here north of boston...we spoke at first about exit strategy out of hard money into a conventional loan...he then presents me with the possibility of a staight construction/rehab loan with his bank based on 75% or even possibly 80% LTV based on ARV...with an interest rate of around 7 or under 5/1 ARM & 30 yr...needless to say i walked out very excited...reasons he is optimistic about lending to me is 1) i have over 5 yrs experience buying/selling and renting multi family property and 2) this is not my primary business, only a secondary form of income 3) MOST IMPORTANTLY they will keep this loan "in house" as i already have over 4 mortgagesso keep calling, yesterday i think i called 6 smaller to mid sized local banks in and around Boston
