If you want to rent do you want current cash flow or do you want safer areas with more appreciation potential.Pigtown is the closest area to downtown that is still inexpensive but currently it is not very nice area. 

That is why cap rates are lower because developers and investors want to be compensated for the time and work involved handing off a more passive asset with national tenants versus mom and pops.

Using a corporation formed for the intention of purchasing a franchise to flip a house is probably a really bad idea, unless the franchise is a real estate development/flipping business. 

Both sides have been rented now for a couple months and are cash flowing nicely.  

I’m an commercial artist who has been fortunate enough to have built a career in Illustration and design for the last couple of decades.

I can still develop the property but can't kick him out for 3 years. 

I just want to know how this can be done in a nice legal way without any complications.
