Ambulance chasing attorneys know their way around and can legally navigate around Insurance Policies.

Sounds like you probably have some people in your life who could help you navigate the purchase and fix it up... then you can rent out the remaining units and have that cover all your living expenses, hopefully with a little extra cash flow as well.
