No need to get tangled up with someone who will have access to your pocket book and with whom you could potentially produce another living human being that would require time, energy and money.If you do this one step, you'll already be ahead of 50% of my tenants who got preggers/had kids out of wedlock and are now single parents trying to make it on a GED and a $10/hour retail job.P.S.

And I do like the corp instead of personal for those same reasons:  Limited liability, better taxation, easier for estate planning - can leave the company to kids instead of them having to change name and pay estate taxes and/or land transfer taxes.I did set up the federal corp in case I wanted to buy in different provinces as that was a rule at that time.

I am a rental property investor further down the Ct River Valley in Bellows Falls, VT.I have thought your area might work well for short term rentals for families visiting loved ones at the Medical center and parents visiting their kids at Dartmouth, etc Something to keep in mind when you are looking around for investments.Best of Luck with your venture.Mike
