This "I deserve it for free" mentality is what hurts our economy and I'm sure would hurt your lifestyle if you never got paid for the value of service you bring.

I get and appreciate your mentality, Ethan, because I’m the same way: I’m super self-confident and pretty damn sure I can be good at whatever I decide to dedicate myself to.

[It is currently empty] Both units have a space for a small stackable washer/dryer BUT there are no dryer ducts/exhausts/vent AND in the upstairs unit the plug would need replaced [it doesn't work and the inspector doesn't know why]I don't plan to buy washer and dryer because of the other expenses we already have [new flooring, plug for downstairs stove, need downstairs appliances] putting us near the top of what we can spend right now, but if I put in the new plug and ductwork, they could potentially buy their own.This is not a high rent area [think 05, 09, 13], but what do you think the positive/negative impact on rents would be to either: a) not repairing plug or adding vent and saying, "Sorry, no washer/dryer" or b) repairing it so they have the option if THEY want to spend the money.I would love to do it just to make my units nicer, but I have to be cognizant of what I'm currently spending.

But I think you can still have just as much a problem solving mentality as a wholesaler as a straight investor.I currently take the hairy deal, put it together along with the solutions, wrap it into a nice neat package and sell it to another investor for a nice profit, yet leaving most of the meat on the table for the end investor.  

No one says you can't figure it out, it's just a matter of how much mental anguish you want to put yourself through. 

You'd be surprised what they are willing to do when you see how you can accomplish a win win instead of this mentality a lot of LLs have which is "its my property, I own it, get the hell out".

There's no urgency or rush currently on the home but at the same time, I don't want to exhaust all our reserves and financial risk as we have most of our funds tied up to this home.
