Tenant having the ability to pay rent in cash at 7-11 is a big one (though Buildium is planning on adding that in the near future), as is being able to text tenants from within the app.

It depends on the property selling at the right list price (market analysis), and starting with the right cost to make the right profit/CF (property analysis).Where this system is superior is that you have eliminated the very annoying and temperamental "Apps" triplets...APPlication, APProval and APPraisal, since you can do this system without the need of any other loan...other than the original NLD loan.

I look over the applications later and if they have no shot of being my tenant based on what they've filled out, I will call them and give them their app fee back.

Unless you use an app like getproperly, or igms, and pay a monthly subscription, gcal is your best bet.

In fact, I stink at it.I'd love to find an app or program that at least partially automates the process. 

I know some folks have even used apps like Venmo and PayPal.

If approved, do not process any additional apps, BUT, you can certainly hold onto them as backups until you actually collect the full SD and the first period rent (whether pro-rated or full month).
