I’m purchasing a house to flip in Tennessee and I have a partner who will be funding the purchase of the property who lives in Florida.

HiCurrently live in a 1958 home with an oil furnace from 1997 and original terra cotta tile lined flue, which I am told would be a good idea to have relined with a stainless steel liner because the tiles are no longer aligned.

I also live in MN and own a PM business in ND. 

I now live in California and self-manage, but I wouldn't recommend it for first-timers.

I live in Pigeon Forge and the lack of traffic, more akin to January and February than May, is enough to say something is amiss this season. 

Use the time to find a less expensive place to move to.

Over the last 6 years I have been retired as a real estate professional exclusively handling my own properties and living on the income generated.I don't regret the decision and will eventually fully retire.

Plano is probably a better place to live vs buying rentals.This is where all the corporate relocations used to go about 25 years ago or more.Now most of those seem to move to Frisco and Proper.About five months ago I looked and in Frisco, Plano, McKinney, there were over 1000 homes for rent. 

I live in CA and am looking to invest out-of-state in a SFH to rent long-term.
