For the record, there is some really old party wall agreement at our place (which I suppose is still legally binding), but there is nothing in there that tells you how to address common-area maintenance/repair such as roof, landscaping, etc.

We are finding that this is not working for us, as there is a lot of impact on the land that wasn't accounted for originally, like landscaping, road impact, trash removal, and generally just keeping up with things at a guest level. 

They did nothing to the landscaping, no Open House showings, just a sign and they ask $225K.

I figured out a way to only tear off 1/3 of the roof and according to my Archetect / Engineer it made total sense .. so i estimate my rehab with land scapimg to be around $40k .. ( landscaping was not included before .. so even if im off by a couple few thousand dollars say it costs $50k .. that is still only $85k .. if we sell quickly at $130 then we ( my partner gets 50%) would split around $45k ..

And another said he hired a landscape gardener vs a lawn maintenance person and started watering the grass. 

I opened up the floor plan, added new doors and windows, new flooring and light fixtures, all new kitchen and bathroom, and a lot of landscaping.

Does anyone know of or use any specific company in Chicago for landscaping?

I am not too familiar with any of these areas as I was born and raised in Boston but willing to take the hour drive in either direction to learn the landscape.
