Investment Info:

Single-family residence buy & hold investment in Dayton.

Purchase price: $6,300
Cash invested: $25,000

This property was purchased under my LLC Apollo & Gaia Investments LLC, through a local program that is helping to rebuild our community. I did the rehab work and recently rented it out. I'm getting this in order to be able to refinance soon, so I can reinvest in the next property.

What made you interested in investing in this type of deal?

I was planning on a FIX & FLIPP but due to a certain situation it's now a buy and hold.

How did you find this deal and how did you negotiate it?

I was a part of the same program for the city that allowed me to bid on it and of I won the bid.

How did you finance this deal?

I paid cash and used credit for the rehab work.

How did you add value to the deal?

I opened up the floor plan, added new doors and windows, new flooring and light fixtures, all new kitchen and bathroom, and a lot of landscaping.

What was the outcome?

A beautiful updated home with 100% equity. Now it brings in $600.00 a moth positive cash flow.

Lessons learned? Challenges?

I'm learning the BRRR method now.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I'm also the acting Realtor on this deal too.
