A good lender will tell your your best options based upon your deal design. 

Offering 95% to a money partner could be an option to close your first deal, especially if it helps you secure the necessary funds.

Account Closed The DSCR loan for properties that are stabilized and rent-ready and bridge loan for properties that need TLC or renovation seem like pretty stellar options for you!

Keeping as a duplex and renting it out is a valid/lucrative option.   

An alternative is to put a 2nd mortgage, or to refinance and access the equity.However, most of your options would involve qualifications with credit.

Are there any options out there , to refinance without credit being a factor.  

I do know of a few options for loan amounts below $100k, so I think there is still a chance you can do this deal under the LLC.

I do have the architect exploring other options so far as an Ohana or another single family home being allowed on the R20 lot however the permitting approval process for a single family home of any nature can be quite long, at least that's what I've been told.
