What are some options for someone with no income but a lot of cash to get a loan?
I'm currently in college and have around 400k to 500k in cash but no income. I am confident that i want to invest in real estate full-time starting this year. However, many have pointed out that getting a conventional loan will be difficult with no income. Overall, I am finding ways to avoid getting a job and utilizing my cash as much as possible. Are there any ways i can qualify for a loan on an investment property that produces cash flow ?

Hi Shivani,
There are non-conventional loans you could still obtain, provided a good credit:
1. Hard Money Loans - doesn't necessarily require W-2 and you can do fix & flips or BRRRR
2. DSCR - only looks at the rental income vs PITI and credit score (you can also buy a property cash and refinance with a DSCR)
3. Conventional - some conventional loan options allow you to use a job contract or college history as proof of work, but this is rare
