I bet there are many newbies in the forums that are more knowledgable than many of the investors that I know.

You can read until your eyes go blurry and still not gain a fraction of the knowledge a mortgage lender who is an expert in investment property financing has or especially that of your real estate agent (of course specializing in investment property).

Like everyone else, I suggest getting some help from a knowledgeable tax attorney and while you are at it, some estate planning.

You at least have a basic knowledge of property upkeep, loans, etc.
