Stuff can always be fixed if you have money.

They will take care of the administrative stuff for you and will school you up on what they need from you to do that.

Folks, this is basic 101 stuff here.

Do a walk through before closing and make sure she is out along with all of her stuff.

The upgrades are mostly easy stuff like flooring, paint, updated bathroom that should have a good ROI.

My first few inspections were helpful to help understand building systems and routine maintenance schedules (don’t have to worry about that stuff when you’re a renter.)Sadly inspections afterward, for investment properties, only turn up obvious items that’s hard to miss if you personally walk the property looking in the nooks and crannies.Rot, poor wiring, improper framing, water leaks, etc that are behind the walls is when I’ve gotten into trouble.

We took the plunge and built out our team so we can handle decor and light renovations internally.

Geez...that's a whole lot of risky stuff for being new to real estate. 

I would maybe look at "Hotpads.com" or zillow, sometimes homeowners make an account and post rental stuff there (but you'll find the agencies post there too, so just look for that).
