If you're not someone that is motivated enough to learn what you need on your own, I would question if you are motivated enough for real estate investing.

If not, you may want to consider civil court and seek monetary damages which may not be collectible but can at least motivate the tenant to leave. 

It's about relationships and understanding the motives of the owner and tying into catalysts that trigger their desire to talk to you.

Although, I fully admit I could be wrong about his motivations and you could be right.

Motivated seller with a distressed property.

Highly motivated seller who just wants it gone (with little movement/interest on the market) so I am able to purchase it at pennies on the dollar.

I use Pearl and thankfully, have no claims so far.Finally, if you go out on your own, you MUST be self-motivated. 

I think he is a great salesperson, educator, and his energy is completely motivational, however I choose to keep my investments under my own control.

I’ve thought of the same hybrid approach as you, but i find motivated sellers get easily confused and need a concise solution to their problem.
