Vacant Homes Letter for Good Response Rate

Hello my BP friends.

I have a few leads on vacant properties that are run down and have basically been abandoned by the owners and I want to send the owners a letter offering to buy their property. Do any of you have a letter that has a good success rate that you would be willing to share? Something thats makes the owner say "Yes, I want to sell and this is the person to sell to". I am not looking to mass mail to all vacant homes but rather just to a selected few target property owners.
