Lets say that the numbers were added up before hand with what the loan might look like and the person had a bank account that could cover 6 months of payments of what the bank would probably ask for the loan saved up. would that improve their chances with a low income? 

This may be the only chance I have to jump into a 5 unit for the next 10 years.I currently have just SFH's and even though I've done a bit of reading on apartments I'm not even close to comfortable with figuring out what a building is worth, so I have that risk.

In my opinion you should NOT pass up the opportunity to secure solid, life long rapidly increasing income in a growing industry with a serious demand for talent with flight time.

The chances of you getting any additional money out of them are extremely slim to none.
