Single-family residence fix & flip investment in Long Beach.

Lessons learned? Challenges?

The heater was the only thing that wasn't quite finished when I put this property on the market. The buyer was insistent on getting a working heater, didn't want a $5,000 credit, and there were no standard replacement because of the age and the size of the unit. It came down to two days after the home closed that the Licensed HVAC company was finally able to repair the unit. Lesson learned.... make sure everything is done prior to listing... even if it can't be seen by a potential buyer.
