The guy ran ads and collected deposits from 3 different people before he was caught. 

We were both under the impression the eviction moratorium for California would remain aligned with the fed which is July 30th.

If you are asking about the private sanitary line into your lot, a standard 8" line would be sufficient to collect flows from all the homes on 8-acres.  

So you still collect from the tenant their portion.

I was under the impression 20% down is the normal rate.

The last thing you want to do is give them the impression they can spend your money whenever they feel like it. 

If you didn't put that in writing, then the tenant may have the impression parking is included with the rent and you could get into a fight over it.Just let them know they are rented spaces.

They know the laws and requirements in order to ensure their fees are collectible, so they will ensure you post or provide what will be needed before they'll tow.

In my 20 years of RE Investing I have never been successful in collecting anything from a tenant who vacates.  

After some insistence from some friends to meet their realtor because they said ours were quoting us too low (we are putting our house on the market in 3 weeks) we were very impressed with her and now want to change.The realtors we are in contact with now, no paperwork started yet just talks, helped me buy this house and it’s a small town and I don’t want to be rude or have realtor drama because I thought we had a good thing going until today.Any advice to telling them politely that they got outdid and im moving on?
