Another thing to take into account is if you're really willing to put in the effort it takes to build a business, for some odd reason people have this false belief that this is easy, then they face a little rejection or a mailer flops and they give up. 

@Dave HollandI hear you about the insurance its just odd because there is so much discussion about how the LLC is the way to go.Yeah I definitely know I run the risk because my assets aren't truly separate.

I know it looks like just a few things to you, but everyone knows that the odds of you finishing once they give you money goes down.

NHS requires that I go with contractors that can start the job with No money down, sounded odd but they required it.

I used to work for a large wholesale company and always thought it was odd, investors would buy houses from these agents that had never owned a home, let alone an investment property. 

Ideally I would like want to do a cash out refi and use that money to buy the next property. 

Ideally, I'd like to move the gains into a 10 unit commercial property and pull out my initial investment.
