Using this formula and assuming 1) whomever is negotiating the short sale is extremely familiar with the process to reduce potential time wasting errors, 2) the seller is cooperative and provides all requested financial documentation in a timely manner, and 3) the negotiator at the bank is reasonably competent - you are looking at another 45 - 60 days prior to receiving short sale approval.

In cell B1 type the following: =LEFT(A1,(FIND(" ",A1,1)-1))In cell B2 type the following: =RIGHT(A1,LEN(A1)-FIND(",",A1))Your result will be: B1 = Green, and C1= RahdiaDrag copy those formulas down your list.

I feel pretty confident in my formula (which is conservative but not too conservative), so I don't think that's the problem.

I've done similar over the past several years and now I only buy multifamily out of state (I'm also in LA).I have a formula for success that I have developed by trial and error and education.I develop/ flip in the Pasadena area and buy and hold out of state.
