Would it be a good idea to file the claim with the new insurance company for the roof? 

lately, I’ve been thinking about many different strategies regarding real estate.I originally did wholesaling for a few months but ended up stopping bc it just took up too much of my time especially with my full time job.second, I thought of having rentals but I was hesitant bc I live in NJ & the rental laws here aren’t the greatest and it’s hardly any deals that can justify for the rent to cover the mortage in this expensive market.Right now ive been thinking about possibly flipping properties in my own back yard NJ or possibly out of state where home prices are much lower in certain markets.Anyone have advice if I should possibly flip properties where I live in NJ (blue state) or possibly go into another market and flip virtually..?

It is most likely price, but just look at your competition and try price your home to beat out theirs (within reason)!

I have 6 rental properties, all Single Family Homes.

But if it's a single-family home in a remote area, it might make sense because they need to make it worth their while to manage.

Andit's easy to see why: selling a 500k home to a family requires much less skill than than buying a good flip or rental property - for much less money and commission. 

Within our market the single family home has been evaluated at around 189k at 1554 living Sq with a 4 bed 2 baths and sits on half an acre.

The positive to having the sink drain side open to the renters eye is they can spot water leaks before they turn into major mold issues and placing a pretty trash can in there gives it a home in a small bathroom.

Now I got a notification my insurance won't be renewed.

What security boxes or other solutions do you use to insure the rent is as secure as possible before taking it to the bank?
