@Neil Warren There can be great turn-key deals you have to know your rents and know the comps in the area. 

If someone is that busy it could not have been that big of a deal or disruption to their stay

What you are describing is using private money to fund your deals.

TIAPull up Zillow, then you can pull up agents that are doing 30+ deals a year and start calling them.

If everyone is on board with the plan to wholesale the deal, you are responsible for finding an end buyer and assigning the contract.

Since I’ve increased my deal flow to a significant degree, I find that this technique eliminates the wasted time and effort of dealing with people who aren’t highly motivated to close a transaction.
