Just curious if the rate is 4% and that’s basically the same a risk free 10 year, is there something I’m missing or is it just economically irrational to buy tax liens right now.

You might be turning a tax free inheritance in to a $50k tax liability (if it’s worth $250-$300k more than she paid) or a $100k plus liability if it’s worth as much as many California properties at future California tax rates.
