Got on that board, took control of that checking account, increased dues and started the money flowing to get the place looking pretty damned good (if I do say so myself) and all the safety issues addressed, while still putting money into reserves.Investors who continually fight dues increases shoot themselves in the foot.  

I will definitely fight for that with whatever loan I go for if this property works out.

She wanted to fight with me because I wouldn't rent to her.The tenant pool seems to be getting worse, compared to a decade ago when we started landlording.

@Terry Hershberger usually properties in A-B areas like Irvine dont even cash flow probably break even if you put down 25%-35% and thats on a 30 year amortization.

Rather than fight the homeowner and risk a refund with the guests if the job wasn´t completed, we paid for the repair with the intention of trying to collect later from the homeowner. 

To fight it will make a lot more trouble then it is worth.

It’s a deduction anyway and you’re not fighting the tenant about proper maintenance or killing your yard and trying to get compensated.
