I feel if rates continue to tick down more and as we head into spring prices and competition are going to jump up making it tougher to buy.

I haven't yet found anything that gets me too excited yet and I'm feeling a little stressed about it.

It's blocking and tackling, slow and steady unless you want to run Facebook ads to get direct bookings. i feel this way too. i spent good money to stay at your place, you already have my information.

That would make it quite compelling I would feel.

When looking at properties for sale are you also looking for local rents on a different site to get a feel for the area market (which sites)?

I haven't bought a lot at auction but the best deal I got at one was:Through the fog of memory (don't feel like looking up the exact amounts), in late 2021, I paid around 140k for a 4 bedroom single family detached property.

I am at the point now where I am feeling comfortable moving forward with a deal if I see potential in the property.
