Based on my goals I'm targeting immediate cash flow so that I don't have to feed an investment each month out of pocket. 

The Colorado River which feeds most of the reservoirs the water is drawn from, like Lake Mead, has seen drastically reduced flows over the past few decades, exacerbating the problem as the city grows.

However, San Diego typically receives a large amount of tourism each year which in turns feeds into various industries thus given the current situation the lack of tourism is damaging the industries that feed off of the tourism (Short term rentals included).

That way maybe someone can chime in with some feed back.

Of course his kids LOVE the donkey, and treat it like a pet, and it pisses him off even more to know they're feeding it expensive treats here and there. 

There are no real wholesalers in the group, and very few people doing free and clear transactions, at least that I know of, and the average level of the knowledge about real estate of any of those "Bid Dogs" attending the masterminds is very low, or almost non existent, as most of them are new members.Phil preaches that they are experts because the know just a little be more about real estate investment than the average guy, but the reality is that is all smoke and mirrors, and they feed and prey upon people expectations to improve their lives, creating false expectations about people being able to make money the easy way, with no credit or money to start with.

@William TaylorIf the service is 100 amps and each units panel feeds off of the service it’s undersized.  

And I haven't done a single flip to feed the business.
