0% usda down payment first time house buyers

I want to buy a house with 0% down payment with a usda loan. From there I want to use that house to pull money out of the bank to invest in forclosure auctions. I make 48k a year. Can I afford to pay both? Will banks give me more credit after I own my first house. I'm also thinking of selling 2 rooms to tenants as well as 2 rooms for me and my brother so that will be some extra income Is this possible and what am I missing?
