It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

Rents are low, so that's part of the reason it's low income folks living there. 2 out of 3 are elderly.  

My folks will also eventually leave us some inheritance which will likely pay off our loan if it's not forgiven, so im less worried about it long term (yes, have the best family ever).Do you think the BRRR method is better than cash buying given my situation?

The only problem is if you have a seller that isn't willing to go the extra mile and fix things on the house to meet those standards then your deal is dead.

My thoughts here are to not pester folks, but I'm not sure what the "industry norm" is for doing what we do.

This means Tenant A is paying you $25 less to make up for the extra $25 he pays in water and Tenant B is paying you the $25 missing from Tenant A. 

Pretty straightforward I guess...I'm just not very familiar with owner finance offers and was hoping some more experienced folks might be able to offer an opinion.

@Zackary C Dunn If you aren't finding any military specific folks in the area, try reaching out to the local REI group.

Try to look at your spending and see where you can cut back and use that money to pay extra on any credit cards or loans.
