I don't think that the extra room could be converted to a bedroom.My goals are long term cash flow to replace W2.  

A lot of extra trips and extra expenses are incurred around a vacancy.

Depends upon what state and county you are in but sometimes county assessors have an incentive to put extra value on the land.

Maybe take out a bit extra money and use that for your own needs too. 

And you're paying an extra $5k per year for the privilege!

I have a Short Term Rental in Lynchburg, VA. with two extra adjacent buildable lots that I am considering leasing on a NNN lease.I am ready to retire and want to be hands-free.Are there any companies that handle such leases, and what their fees are?

When I first started real estate I was able to complete my job tasks each day so any extra time or in between what I was doing I would speak to other employees, customers, etc. about real estate.   

I told them it's just extra storage and not to use it since it was about 10 feet off the ground and I didn't want a liability.
