Help me analyze this deal

Thanks in advance for your help. This would be my first deal.  The way I am running the numbers it seems this house barely cash flows.  It doesn’t meet general 1% or 50% rules.  I have passed on a couple of opportunities that in hindsight were pretty good deals.  Am I inputting values incorrectly?  Would you buy this?  Additionally info: I would be buying with a partner who found the deal.  I put up the down payment.  We split cash flow 50/50.  When we sell, I get my down payment back first.  Then split equity 50/50.  The property has been recently updated.  And is located in a great neighborhood. I really appreciate the help.
