Bruce Harding How Does Owner Carry Work ?

   $1.5MM25% Down would be $375KIt was suggested to me to speak with the owners (who I know - they are personal friends) about Owner Carry for $250K.Does this mean A) The $250K is subtracted from the original purchase price and therefore I would have to come up with 25% of $1.25MM  or..B) Out of the $375K down the owner would carry $250K and I would have to put $175K down on the deal ?

I would suggest Mesa or North Central Phoenix for duplexes because there can be some nicer pockets of neighborhoods but you could still find some value properties.

You can probably pay the same or less than what you're paying in Astoria if you house-hack a duplex.The only way I'd suggest a SFR as a first investment is if it has a live-in basement that you'd be willing to live in short-term.As far as location, its best to first get an idea of what you're qualified to purchase.
