    Congratulations on the acquisition and the value add.

    I don't think the important math is on that page. What's important is the value created and the related IRR. A majority of the posts on BP revolve around small amounts of cash flow and the precise execution needed to achieve it. Other investors, like yourself, can get 5-10 years of cash flow in one year of adding value and then refinancing/exchanging/selling. Multiplication is better than addition.
