Even though I wasn't able to view anymore properties in person, I looked through new deals that came on the MLS EVERYDAY until I found my 4bd 2.5ba SFH and had my agent Skype me while he walked through it!

I enjoy waking up everyday and doing commercial real estate.

My in-laws can go up maybe twice a month to check on things, but they certainly can't be there every day to oversee.

In terms of tax book, you can get the Nolo's Every Landlord Tax Deduction book4. keep Learning every single topic related to your goal: I spent almost a year reading articles every day to help me understand more about investing in real estate so that my fear can be dissipated when it is time to act.I do not recommend major rehabbing for beginners.Good Luck

Since then I have been educating myself non stop, everyday working on something in order to increase my knowledge of methods on how to invest as a newbie, learning a basic vocabulary, analyzing deals, ect.

SF - all day, every day for investment. 

Then you wouldn't even have to remove it ;)I’m not saying police the property everyday lol I’m saying atleast give them a verbal warning and set the expectations for them to aspire to .

I agree... and the fact that we here success stories from everyday people week after week tells me that it is possible for newbies (like me and you) to be very successful!
