My age doesn’t scare me as I’m in better shape than I was in my 20s.

You can't predict water heater life based on age. 

You also want to look at the age, condition and type of construction of the building.

While it supports my family and I with comfortable living, I am looking to build wealth passively to replace income so that I can enjoy my time with family while youthful instead of working my life away only to retire at old age with inevitable declining physical and functional capacity.

Also be very careful depending on the age of the property related to any remediation expenses such as asbestos, etc.If the property has been vacant for 10 years I would be very concerned about any structural issues that would be noticed if the property had been occupied.

Do you think this is too low because of the age of the building or are there other factors? 

Hes 17, give the kid a break.I wasn't contributing to anything or anyone at that age.
