Some other markets commentary: Colorado Springs has a good mix of growth and balanced supply, Phoenix's growth seems to be outpacing the permitting, and Columbus though lower growth also looks pretty balanced.

When getting a loan for the down payment; you are really looking for mezzanine financing which is a mix of debt and equity financing; usually reserved for large commercial projects operated by seasoned investors.
