My advice would be, not to mix OOS investor with Never Present investor.

I've read several similar threads on this site looking for information, but I haven't really found my answer yet, so please excuse another post on the topic.I closed on my first commercial/mixed-use property last year, and my wife and I are building out a hair salon in the retail space.  

We expect to do a mix of studios and 1-bedrooms with a few two-bedroom units with 40% commercial on the bottom floor (possible co-working space).

Also, you are mixing the capital gain bracket rate to passive income. 

Some other markets commentary: Colorado Springs has a good mix of growth and balanced supply, Phoenix's growth seems to be outpacing the permitting, and Columbus though lower growth also looks pretty balanced. 

But if it's used for anything other than business you can only write off the portion actually used for business.1031 is for the sale of investment real estate and the purchase of investment real estate.The two don't mix.

If it is STR in a vacation community or just a Airbnb in a mixed neighborhood or a long term rental.

PM is good but tenant quality looks mixed.

I have heard mixed signals about wholesaling being that it's not as good as advertised and the market is saturated, can I please get some responses from you guys on any advice you would have for me?

When getting a loan for the down payment; you are really looking for mezzanine financing which is a mix of debt and equity financing; usually reserved for large commercial projects operated by seasoned investors.
