There are a whole lot of active investors you can connect with if you join the Baton Rouge REIA/The RING that you can find on meetup dot com.  

Once i locate owner names i skip trace the owner find their current address and phone number, I usually like to just give them a ring but often times ill follow the phone call up with a yellow letter or postcard if i cant get them on the phone.

They also have incentive to help us because they joint venture with us on all of our deals as our eyes and ears.

My opinion is to Keep your ears open and run numbers each time someone tells you about a deal so you can know how to do it easily and confident when you are ready.
