Sent personal letters out to owners in this specific neighborhood.

My first PM said a house was in great livable condition and then after the tenants sent a certified letter to the county and started a Rent Mediation situation they did a full inspection and gave me a long list of items and said fix it.

Find owners on the county tax assessor website and send them letters/call them.

I have done them a couple different ways in the past, but I am currently using Open Letter Marketing for the first time and trying out the automated version on a campaign dropping on 1/2 🙂!

They might keep your letter(s) for 6 months before calling, but if you can be the one they call first, the ball is in your court!

I'm still working on that software idea, but if it doesn't work out, I was thinking of getting back into wholesaling using the door knocking strategy.I don't want to go back to land wholesaling even though I was seeing some "success" because of the same reason I want to try door knocking (to set myself apart from everyone else sending letters and postcards).

I'll already have an approval letter from the bank on the asking price. 

Using that model, local data and math, I am coming out with returns (ConC and AROI) in the double digits of percent after fees and all bills.

if you just want cash flow why not invest into with debt notes that give 7 to double-digit returns per year?
