I prefer this method to single-family because you end up with two doors and you didn't have to rent out rooms to roommates, which is not ideal when you're married :) There are also some possibilities of finding a property with a small garage or dwelling unit in the back that can be flipped or converted while you rent out or live in the main house.

In many cases the city is not in favor of converting 2 families into 3 or 4 unit buildings, because that would mean to increase parking and sewer by 50% to 100%.To make it a legal 3rd unit you will need to have two forms of egress (stairs), so pleople are not trapped up there.
