Chase Foreclosure is just convenient branding, the owner's last name is Chase, and if people think it's related to Chase Bank, well more power to them I suppose. 

I'm leaning the same.I want these aholes out of my house before they damage it more or cause more issues. 2nd worst tenant ever.

I started with requesting a 30 year fixed, but I am actually leaning toward a 5 year balloon at 4.5%, 25% down, amortized over 25 years.

If I were in a more expensive area I probably would not have done this, but if you are in an area where it it tough to find tenants then I can see leaning on these programs a bit.

Conveniently, if you were to add the garage sqftage to the back unit, it would be right around the claimed sqftage (~650). 

I split fee with the tenants never pushed back and I pay much much more for the convenience of the rent even over free especially over systems like zelin cash where there's no reports in the clawback those funds.Folks don't realise that zelin cash and eBay PayPal those funds can be clawed backup to 2 months later.All ach based systems have sane claw back risk.Lol did you know that even a money order can be canceled and not be good funds?

I would think that having someone familiar with my local area would be in my best interest and convenience but if that's not the case then I would definitely consider it.
