Bagster's are a good idea, but I don't think they are really functional for real estate business use - find a good dumpster company and build a good rapport with them!

Also the crsdata package which is part of the Knoxville MLS and available to all Realtors in this area, has less than 70% of the functionality of the Investor Package.Good luck
