Whether or not showings are allowed is not something courts typically rule on, the cop will tell everybody it's a civil matter and the landlord can do whatever his lease says he can do.He doesn't need permission from anybody.

Most tenants aren't going to pay a lawyer to take you to civil court, they're going to take you to small claims court, and it's really rare for tenant to even do that.
