While it's a generalization that doesn't hold as well these days, typically "freshwater macro" is more popular at the bigger, center-of-the-country U.S. schools (not the coasts).I've never studied freshwater macro outside of a couple articles I've read, so I can't really suggest any paths of study there...

In this case if it is held for one year then yes it will be long-term capital gain property.The moment you even think you will flip another or continue purchasing holding and selling real estate you are a dealer.

Good luck on this one.You will see the dog gone and then it will come back with them saying they are just keeping it for a few days etc. and it will be gone again.Also their friends could be breeding the pits and wanting to dump them off to your tenants.These types of tenants are the lowest of the low.Tenants always get mad about the dogs saying they get a bad rep etc.I tell them insurance will not cover and if they want a dog like that they do not belong in an apartment but a house with a big fenced in back yard where they have the space they need.The tenant says "Well I can't afford a house like that" to which I say "Then you don't need a dog like this!".

Not trying to be flippant (really hurt by that loss, actually), but just trying to help you step back a bit and realize that when you belong to an HOA or condo assoc, you kind of sign on to the pitfalls involved.

In my view it is a horrible decision to go to college for a majority.They get basic degrees that cover a broad spectrum and then face countless competition in a flooded market.It's different if you are becoming a doctor,lawyer,etc. and you know the demand is out there.Many kids are pushed into college and just rack up debt and still have no direction when they leave.I know my views won't be popular.I always did well in school "A" average.After 2 years in college doing core me and my friends looked at each other in our hangout at the pool table at the student center and said "What are we doing here?"

My move-out date was supposed to be the end of this month, but when I returned to the old apartment to pick up another load of stuff to move to the new one, I found the locks changed and a pile of broken and discarded belongings in bags on the side of the house.
