Recently we have become more interested in pulling cash out (70k) which would pay off our cc debts,2 car payments, and provide 45K to put down on our rental property..We have 50% equity in our occupied house.

If the leases say you cannot have unregistered cars on the lot, then ask the tenants to remove them.

I have a reliable car already paid off & live with my dad paying 400 in rent a month.

I would probably piggy back some on Peter's idea and cite the lack of basic building knowledge some tenants have,  with interesting examples like....pulling out a dryer to get a lost quarter but disconnecting the vent inside the wall to then vent moist air into the framing causing expensive (thousands) rot repair.putting a tarp on junk (literally) but slanting the tarp angle right into the siding in rainy season (rotting your new siding--but preserving their worn out tires).attachments to clutter, rusty junk, semi-operational cars and illogical desire to retain said junk and debris.I sort of also fall back on the divide between some of the personal management skills of landlords and tenants (realizing it may be why they are tenants, for example).

.- Absolute worst case I have to pay the 1K that I refused to anyway- I'm pretty sure that I saw cars in the driveway when I passed by and thought it was re-rented months ago.Just my thoughts and good luck in whatever you decide.

Get a tenant that doesn't have a car.

I was at the age I couldn't afford Ramen noodles and when a tire on my old busted car went I was already floating a check.

Towels, linens, etc need to be washed and restocked/reset, not just cleaned and folded.
