@Dustin Mellor sellers can actually have great control over property after selling, through what's called a "deed restriction", as long as the restriction is legal (doesn't discriminate, etc.)

Listened to him on a podcast but forgot which one.Next I hired PatLive to answer and screen all phone calls for me.

Called several Title Companies in Virginia (northern VA would probably be better) and they are saying that they do not work with Quit Claim Deeds.  

Sellers always ask an unreasonble price that's why its called "asking".
