My primary objective is to secure a primary residence for myself. 1 bed, 1 bath in a safe neighborhood would do the trick.

I reviewed comps between 2017-19 and 1 beds have sold between 35k - 57k.. 57k was most recent sale.

hm..interesting..i've seen more and more of those signs on the roads in the past year or 2 for cheap mattresses and furniture...i always wondered how they could be making serious money selling a queen for 150 or whatever it is...
